Swing Gate Motor Replacement on a Residential Driveway

The original swing-arm operator had burned out its capacitor after eleven years of Texas heat cycles. The arm bracket on the gate post had loosened to the point where the motor was fighting its own mount. We replaced the operator with a FAAC unit, welded a new bracket plate to the post, and set the limit cams so the gate closes soft instead of slamming. The customer got a photo log of every part number installed before we left.

Clay soil in this part of Missouri City expands and contracts enough to move gate posts a quarter inch a year. Over eight years, that was enough to drop the gate until it scraped the driveway and wore the original hinge pins into ovals. We removed the gate, sleeved the hinge mounts with new stainless barrels, and re-hung the leaf with a 2-inch ground clearance. The latch now catches without lifting the gate by hand.

The gate would start closing, then reverse and stay open. We found the photo-eye (the infrared beam that stops the gate if something crosses the path) was misaligned by roughly two inches after a mower bumped the post. The exit loop under the driveway had also been cut when a tree root cracked the saw cut. We re-aimed the beam, spliced a new loop wire into the cut, and sealed it. The gate now holds closed until a car actually pulls up.

Broken Gate Wheel and Track Section Replacement

A slide gate across a wider driveway had been dragging for months. The original guide wheels had seized, and the steel track had worn a groove deep enough to catch the gate every few feet. We pulled the gate off the track, replaced the wheel assembly with sealed-bearing units, and welded in a new 8-foot track section. The gate rolls with one hand now, and the motor isn’t pulling double amperage to move it.

A cantilever gate had been hit low by a delivery truck, twisting the mid-rail and cracking the weld at the rear most vertical. Rather than replace the gate, we pulled it, cold-straightened the rail, and re-squared the frame on the shop floor. We welded gusset plates at all four corners so the next bump gets absorbed instead of tearing the frame. The gate went back on its rollers the same afternoon and runs true.

The chain on this older LiftMaster opener had stretched to the point of slapping the cover, and the sprockets showed visible hook wear. Instead of replacing the whole operator, we converted it to a belt drive with new pulleys and re-tensioned everything to spec. The gate is quiet enough now that the homeowner stopped hearing it from the living room. Total cost came in under half what a full operator replacement would have run.
